Konnections: How did you get into Real Estate?
Demide: Owning a home is a pride and joy that all Americans dream of. I was a Finance Manager at one of the largest automotive companies in the South. I specialized in helping credit challenged people get auto loans. I realised that helping people get something of value that would appreciate; a place that they could call home and where their families would be safe, would give me more joy, so I ventured into real estate.
Konnections: Do you require any specific qualifications?
Demide: You really only need to get a real estate licence in the State you wish to practice. However, I had to be recently licensed as a Notary Public because I had to sign some documents for a client who resided outside the U.S and was so busy he couldn't attend his closing.
Konnections: What are the main challenges of the job?
Demide: A home is one of the most expensive things a person usually owns in their lifetime. You need to have a good personality and a sincere and genuine concern for your clients. Their best interests needs to be your priority. There are a lot of ethical considerations you need to abide with as well.
Konnections: What are the 5 main things a potential buyer should look for when purchasing a property?
Demide: The number one thing to do is to get professional help by using a Realtor. Secondly, you need to purchase a home you can afford. There is no point buying what you may not be able to keep. Since 99% of people require a mortgage, a buyer must have decent credit to get a good interest rate. The school district is also very important if you have school age children. Lastly, get pre-approved before you go house hunting unless you are paying cash.
Konnections: In the States is there a required minimum deposit if so how much?
Demide: There is no required minimum. It usually depends on your credit rating. The better the credit, the more flexible your options are. There are no money down programs if you qualify. However, it makes a difference if you are not going to live in the property and it is for investment only, or if you reside in another country, both of which are considered to be a higher risk.
Konnections: What advice can you give to potential purchasers outside the States regarding house purchase or obtaining a mortgage?
Demide: A house is an investment and the value usually always appreciates if you keep it in good condition. Quite a number of financial institutions are offering mortgages to non-residents. They however usually require about 20% down payment since it is considered a high risk loan. As long as you can prove you have a steady income to make the monthly payments, the rest of the requirements are about the same as for residents.
Konnections: How much do you need to buy a luxury home in your county?
Demide: The counties I serve have luxury homes that range from $500,000 to whatever millions you are comfortable with. They feature top of the line everything from breathtaking designs located in Golf club or Lake communities. I also work with communities that have lots of land available, where you can actually tell the builder what you want your dream home to look like. The sky is the limit!!
Konnections: Are you self employed, if so what has been the secret of your success to date?
Demide: Yes I am self employed which basically means my hours are very flexible and my taxes are deferred to be paid to Uncle Sam at the end of the year. My flexibility is what works best as l have the time to find you a perfect home and can come to you to get any required paperwork needed for the transaction signed if needed. I also work with an exclusive group called the Luxury Homes Group. We specialize in purchasing million dollar properties from top level executives in financial difficulty. These properties are below market value and the savings are passed on to the buyer.
